Introduction
Updated October 2026
Over coffee at the Marina or on a call from London, it's the question we hear most about Sotogrande property prices: "What would we actually get for the house?"
The honest answer is that it depends, and anyone who gives you an exact figure without seeing your home is guessing. What we can do is show you what the 2026 data really says, explain what moves value here, and tell you how we'd value your home properly.
Sotogrande property prices in 2026: what the numbers say
Asking prices in Sotogrande are rising fast. According to idealista's September 2026 price report for Sotogrande, the average asking price reached €4,082/m² in September 2026, up 11.1% year on year.
Each area is its own market:
- Sotogrande Costa: €4,351/m², up 21.4% year on year
- Puerto de Sotogrande – La Marina: €4,375/m², up 21.8%
- Sotogrande Alto (including La Reserva): €4,077/m², up 7.3%
- Torreguadiaro – San Diego: €4,309/m², up 11.9%
- San Enrique – Guadiaro – Pueblo Nuevo: €2,534/m², up 12.8%
idealista's own study of Sotogrande puts La Reserva above €4,400/m², the highest in the area.
For context, Tinsa puts the average for the whole province of Cádiz at €1,973/m² in Q3 2026 (up 12.36% year on year). Sotogrande runs at roughly double that.
The caveat most agencies skip
All of the idealista figures above are asking prices: what sellers hope to get. They aren't what buyers have actually paid.
Real sale prices come from deeds signed before a notary. You can look them up yourself on the free Notariado statistics portal (Sotogrande is postcode 11310). Two things to know. First, in Sotogrande the recorded averages tend to come in below the asking-price headlines. Second, they lump apartments, townhouses and villas together, so the average jumps around from month to month depending on what sold.
Asking and sold, side by side. Set idealista's September asking price of €4,082/m² against real sales, which tell a different story. The Notariado's statistics portal shows an average sale price of €3,307/m² for postcode 11310 over the last 12 months available. Bear in mind that 11310 covers more than Sotogrande itself, and that the figure covers a full year, while an asking-price report is a single month for Sotogrande only. So the two numbers aren't a like-for-like discount. But the point stands: what sellers ask and what buyers pay aren't the same number, which is exactly why, as Paul explains below, pricing realistically matters.
So if someone quotes you a price per square metre, ask them: asking or achieved?
Who's buying in Sotogrande
Demand is still broad and international. idealista's study found that 35% of visits to Sotogrande listings came from abroad. The UK led (23.7%), followed by Germany (9.8%) and the US (8.9%). The other 65% came from within Spain, led by Madrid.
Budgets cluster at €1–2 million (18.4% of demand) and €600,000–€1 million (16.8%), which is where much of Sotogrande's stock sits.
Nationally, the Colegio de Registradores reports that foreign buyers made up 15.98% of home purchases in Q2 2026, a record high, even as the total number of sales in Spain fell 5.7% on the quarter. International buyers are out there, but they're choosy.
What really drives value in Sotogrande
Two homes with the same square metres can be worth very different amounts. These are the things we look at first:
- Micro-location. Sotogrande Alto, Sotogrande Costa, the Marina and La Reserva each attract a different buyer. Even within one zone, the street, how private it is and the noise level all matter.
- Views. Sea, golf or open green views from the main living areas and terraces add real value. A partial glimpse from an upstairs bedroom adds a lot less.
- Condition and renovation. Turnkey homes sell faster, especially to international buyers who don't want to run a building project from abroad. An older villa can still be a great sale, but buyers will knock off what they think the work will cost, and usually a bit extra for the hassle.
- Golf, marina, beach and school. How close you are to the Real Club de Golf Sotogrande, Valderrama, the Marina, the beach clubs or Sotogrande International School changes who your buyer is and how much they'll pay.
- Plot and orientation. Flat, sunny, private plots with mature gardens are hard to find, and buyers pay for them.
- Seasonality. Summer brings more visitors and viewings. Timing helps; the right price matters more.
Why online estimates miss here
Automated tools work best on lots of similar city flats. Sotogrande isn't that. They struggle here because:
- They mostly rely on asking prices, and some listings sit online for months at optimistic figures
- The same property is often listed by several agencies, which skews the data
- They can't see your view, your renovation, your plot or your neighbours
- Sales numbers are small, so one or two big villa sales can move the average a lot
Online estimates are a reasonable place to start, but just don't set your price on one. That's exactly why we don't send you an instant number. When you request a valuation from us, we ask for 24 hours so we can give you a personalised, properly thought-out figure. And if you then want a full valuation, we'd always suggest a visit.
Our founder's view, from Paul Bristow
"People will always make offers. In this market we've seen homes sell at asking, and sometimes above it, but our job is to market every property as well as we can and achieve the price our sellers are aiming for.
Valuing a home is a fine balance. Overprice it and it doesn't get the viewings it should, sits on the market too long, and people start wondering what's wrong with it. Underprice it and you leave money on the table.
A lot depends on the type of home and where it is. Townhouses and apartments down by Sotogrande Playa always have demand, especially from Madrid buyers and holidaymakers who want an easy lock-up-and-go by the beach. The A zone is probably the most sought-after area right now. It's very private, the plots are big, and many buyers see it as the next best thing after being priced out of Reyes y Reinas. Other spots can move a little slower, for example where there's some road noise, or above €5 million, where the pool of buyers is naturally smaller.
The sensible approach is to leave a little room above the price you want to achieve. That way the buyer feels they've negotiated a fair discount, and the seller still sells for the figure they set out to get."
If you want a figure for your own home, request a valuation and we'll take a proper look.

How an honest valuation works
This is the part we care most about. Bristow Property Group is a family business, founded by Tracy and Paul Bristow. Our reputation depends on telling people the truth, even when it isn't what they hoped to hear.
Here's how we do it:
- We look at your home properly. Within 24 hours we send you a personalised estimate, and for a full valuation we visit, walking the property and plot, looking at the views, the condition and anything that might worry a buyer.
- We compare like with like. We use homes in your area of the same type, and we keep asking prices and achieved prices separate.
- We give you a realistic range with our reasoning behind it, not a single flattering number designed to win your instruction.
- We talk strategy. That covers timing, presentation, and what (if anything) is worth fixing before you list.
Overpricing usually backfires. A home that sits on the market for months looks stale, and buyers start wondering what's wrong with it. We'd rather give you an honest figure now than a price cut later.
And if you're not sure you want to sell yet: rentals and property management are our strongest area. We can tell you what your home could earn as a rental too, so you can compare both options properly.
Frequently asked questions
What's the average price per m² in Sotogrande in 2026?
Average asking prices were €4,082/m² in September 2026, up 11.1% year on year, per idealista's September 2026 price report. Actual sale prices recorded by notaries are lower: €3,307/m² on average for postcode 11310 over the last 12 months available, per the Notariado. Both vary widely by area and property type.
Is 2026 a good time to sell in Sotogrande?
Asking prices are at record highs and international interest is strong. But buyers are selective, so homes that are well priced and well presented do best. Whether it's right for you depends on your plans, and we're happy to talk it through.
What does a valuation involve?
It's free, confidential and with no obligation, and personalised to your home. We always recommend a visit for a full valuation.
Should I renovate before selling?
Not always. Small fixes and good presentation often pay off. Big renovations don't always come back in the price. We'll tell you honestly which is which for your home.
